The annihilationist view is not that people are annihilated when they die, and it is not that Hell is not a real place. The view from what I understand is that Hell is where non-believers go to await final judgement. After judgement, people are either given eternal life, or are eternally destroyed (which is an eternal punishment). You quoted John 3:18, but what does Jesus say just two verses earlier?

John 3:16 For God so loved the world that he gave his one and only Son, that whoever believes in him shall not perish but have eternal life.

This verse seems to say that those who do not believe will perish and will not have eternal life.

Matt 3:12 and Luke 3:17 talk about separating the wheat from the chaff, and burning the chaff with unquenchable fire. When chaff is burned, what happens to it? There are a number of similar verses in the Gospels, and in the other books of the Bible. If you want to hear some podcasts discussing the annihilationist view, there is a podcast out now called Rethinking Hell.
